MINUTES <br />CITY COUNCIL <br />FEBRUARY 13, 2002 <br />Scalze asked about affordable housing. Fide indicated that originally they were <br />focusing on 100% market rate housing. I-Iowever, to address affordable housing <br />needs and utilize available TIF revenue, a portion of the building could be allocated <br />to affordable housing. <br />Anderson pointed out that 80 units of senior housing are proposed. He asked the <br />breakdown of units and rents. Hanson indicated that seniors want two-bedroom units <br />and a growing number want two-bedrooms with dens. hhe project is proposed at 60 <br />to 75% two bedroom units renting for approximately $1,100 per month. One- <br />bedroom waits would rent for $950. <br />Scalze asked about senior-oriented townhomes. Gide reported that they would work <br />with the City to restrict the townhomes to the 55 and over population. Hanson noted <br />that there are two ways to do this, one is the design of the townhomes and the other is <br />how they are marketed. <br />Knudsen asked about pre-leasing of the conunercial. Martens reported that the <br />commercial would be listed in the multiple listing, signage would be used, <br />informatiai sent to brokers. <br />Carson asked the square footages of the residential components. Velet indicated that <br />the townhomes would range fi~om 1,400 to 1,800 square feet. One-bedroom units <br />would be 850 square feeC, and two bedrooms would be 1,100 to 1,200 square feet. <br />Density of the townhomes is proposed at 42 units. The density is low given the <br />proposal to construct one level townhomes with double car garages. <br />Scalze asked about construction materials. Hanson replied that the exteriors would <br />be brick or masonry integrating stucco or other materials to give the buildings a <br />downtown feeling. <br />Anderson asked about the northeast site and the feeling that the building should be 2 <br />to 3 stories of medical/professional users. Martens indicated that usually <br />medical/professional users group together and this type of user is typically not <br />wanted in an ol7ice building. There is a different feel with a corporate environment <br />versus a medical environment. <br />Anderson asked why the commercial building on the northeast corner is further east <br />on Little Canada Road versus the medical building being shown on the corner. <br />Martens felt that the project will likely be one building. Two buildings would allow <br />phasing if there is not enough pre-leasing. Martens felt that general office space <br />could go anywhere on the site versus medical/professionals that will want the Rice <br />Street exposure. <br />
