MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />APRIL 13, 2017 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 13th day of <br />April, 2017 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Bill Buesing called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Bill Buesing <br />Mr. Al Davison <br />Mr. Chris Kwapick <br />Ms. Jennifer Schletty-Flores <br />Ms. Catherine Beltmann <br />Mr. Nick Sandell <br />Mr. Nick Schwalbach <br />Mr. Steve Grittman, City Planner <br />Ms. Jessica Jagoe, Associate Planner <br />Ms. Heidi Heller, City Clerk <br />Mr. Kevin Helander, Cable TV <br />MINUTES The March 9, 2017 and March 21, 2017 Planning Commission meeting <br />minutes were approved as submitted. <br />SUBDIVISION: 1 <br />The Associate Planner reported that Richard Demont is the property owner <br />SINGLE FAMILY <br />of 177 Demont Avenue East, and has requested a simple subdivision of his <br />RESIDENTIAL <br />property into two single family parcels. She explained that the property is <br />LOT INTO 2 <br />1.56 acres with a single family home on the east side of the parcel. She <br />LOTS: 177 <br />stated that the applicant has applied to subdivide the west 85 feet and create <br />DEMONT <br />a new parcel that he is selling and a new home will be built. The Associate <br />AVENUE E.: <br />Planner reported that the new lots meet the lot size requirements, and the <br />APPLICANT: <br />existing home will continue to meet all setback requirements after the <br />RICHARD <br />subdivision. She noted that there is a shed on the east side of the garage <br />DEMONT <br />that does not meet the three foot setback requirement. She explained that it <br />can remain as a non -conforming structure, but if it is replaced in the future, <br />it will need to comply with the setback requirements. <br />
