<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Planning Commission Members <br /> <br />FROM: Jessica Jagoe, Associate Planner <br /> <br />DATE: May 5, 2017 <br /> <br />RE: Lot Split – 510 & 516 Labore Road <br />John Moris, Property Owner of 510 & 516 Labore Road, has requested a lot split that will result in the <br />reconfiguration of lot lines between the two parcels that increases the lot size of 510 Labore Road. Mr. Moris <br />owns both parcels and resides at 510 Labore Road. He recently purchased the neighboring property at 516 <br />Labore Road with the intention of using this property for rental purposes. Mr. Moris is requesting to adjust the <br />side and rear yard lot line between the two parcels. <br /> <br />The applicant has indicated that they intend to use the additional area added to 510 Labore Road for <br />gardening and to increase landscaping of property. No additional accessory structures are proposed as part of <br />this review process. <br /> <br />The subject properties are zoned R-1, Single-Family Residential. <br /> <br />Analysis <br />The proposed property line adjustment would result in an increase in lot size for 510 Labore Road (Parcel A) <br />and a decreased lot size for 516 Labore Road (Parcel B). There are existing single-family residential structures <br />on both lots and no changes are proposed to those. The survey submitted shows that the existing structures <br />meet setback requirements. Therefore, the proposed lot line adjustment will not result in the creation of any <br />non-conformities. <br /> <br /> Parcel A – before Parcel A – after Parcel B- before Parcel B – after <br />Lot Area 38,332 square feet 66,686 square feet 38,332 square feet 10,000 square feet <br />Lot Width 95.90 feet 116.81 feet 95.91 feet 75 feet <br />Lot Depth 399.95 feet 399.95 feet 399.86 feet 133.34 feet <br /> <br />According to the Subdivision ordinance, there should be a 6-foot drainage and utility easement dedication <br />around the perimeter of the property. The survey submitted shows that easement dedication on both lots. In <br />addition, the proposed lot line adjustment may be accomplished via a metes and bounds description. This has <br />been prepared by the survey and the proposed property descriptions appear sufficient as part of this review <br />process. <br /> <br />Recommendation <br />Based on the above, city staff recommends approval of the proposed subdivision (lot line adjustment) for 510 <br />& 516 Labore Road. <br />
