MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br /> <br />JUNE 8, 2017 <br /> <br /> Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 8th day of <br />June, 2017 in the Council Chambers of the City Center located at 515 Little <br />Canada Road in said City. <br /> <br />Chair Bill Buesing called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br /> <br />PLANNING COMMISSION: Mr. Bill Buesing <br /> Mr. Al Davison <br /> Mr. Chris Kwapick <br /> Mr. Nick Sandell <br /> Ms. Jennifer Schletty-Flores <br /> <br />ABSENT: Mr. Nick Schwalbach <br /> Mr. Steve Grittman, City Planner <br /> <br /> ALSO PRESENT: Ms. Jessica Jagoe, Associate Planner <br /> Ms. Heidi Heller, City Clerk <br /> Mr. Kevin Helander, Cable TV <br /> <br /> <br />MINUTES The May 11, 2017 Planning Commission meeting and May 11, 2017 <br />Planning Commission Workshop minutes were approved as submitted. <br /> <br /> <br />The Associate Planner reported that Greg Deyo has applied for a <br />Conditional Use Permit to operate an auto detailing (car wash) business at <br />2604 Rice Street located in the Vrooom Auto Care building. She stated <br />that this property is zoned B-4, Comprehensive District, which was created <br />to accommodate a mixture of retail and auto related uses, and within this <br />district, car washes are allowed by conditional use. The Associate Planner <br />explained that the business will have two employees and the applicant <br />anticipates they will clean eight to ten vehicles a day, with no overnight <br />outside parking. They will clean passenger vehicles and small trucks, but <br />nothing large, and no commercial vehicles. She noted that the applicant <br />has shown 13 parking spaces available on the site for this space, which <br />staff feels is adequate. She stated that there will be no changes to the <br />exterior of the building, and this site does not abut any residential <br />properties, so no any additional screening is recommended. She explained <br />that this space in the retail center was formerly occupied by an auto <br />CONDITIONAL <br />USE PERMIT FOR <br />A CAR WASH/ <br />AUTO DETAILING <br />BUSINESS AT 2604 <br />RICE STREET; <br />APPLICANT: <br />GREGORY DEYO, <br />ATTENTION TO <br />DETAIL
