She stated that Staff <br />recommends approval of the subdivision lot line adjustment. <br />There were no comments from the public. <br />Beltmann recommended approval of the subdivision lot line adjustment <br />between 510 and 516 Labore Road, as presented in the staff report. <br />Motion seconded by Davison. <br />Motion carried 5 — 0. <br />SUBDIVISION: <br />The Associate Planner reported that Mark Chlebeck has applied for a lot <br />LOT LINE <br />line adjustment between his property at 2446 McMenemy Street and the <br />ADJUSTMENT <br />adjacent property at 2444 McMenemy Street. She stated that Glenn <br />BETWEEN 2444 & <br />Hageman is the owner of 2444 McMenemy Street. She explained that this <br />2446 <br />lot line adjustment is being requested in order to make the property line run <br />MCMENEMY <br />parallel to Mr. Chlebeck's garage so that it will become compliant with <br />STREET; <br />building setbacks. She stated that this will also make the adjusted property <br />APPLICANT: <br />line become perpendicular to McMenemy Street, which is required for side <br />MARK <br />lot lines in the City Code. <br />CHLEBECK <br />The Associate Planner explained that this adjustment would result in no net <br />loss of land to either lot as it is an equal exchange of 156 square feet of <br />land. She noted that this lot line adjustment was previously approved in <br />2003, but the approval lapsed after one year since the applicant did not <br />complete the process by recording the survey with Ramsey County. She <br />stated that the survey will need to be updated to show the side yard setback <br />for Parcel A to south property line, and have the required 6 -foot drainage <br />and utility easements added to the perimeter of both lots. The Associate <br />Planner stated that Staff recommends approval of the proposed subdivision <br />lot line adjustment subject to the updated certificate of survey with the <br />perimeter easements and the applicant demonstrating that the proposed lot <br />line adjustment will not result in the creation of a non -conforming setback <br />for Parcel A. <br />There were no comments from the public. <br />Sandell recommended approval of a lot line adjustment between 2444 and <br />2446 McMenemy Street, as presented and subject to the conditions in the <br />staff report. <br />Motion seconded by Kwapick. <br />Motion carried 5 — 0. <br />-2- <br />
