<br /> <br />such, the proposal appears to meet the required zoning regulations that are applicable <br />to the proposal. <br /> <br />For the architectural review, staff makes the following comments: <br /> <br />1. The proposed building is not consistent with the original direction of the <br />architectural guidelines. However, the guidelines allow flexibility if the City finds <br />that the proposed design and materials are consistent with the intent. The City <br />should consider the proposed architectural metal construction as to its <br />acceptability under the general intent of the City’s architectural guidelines. <br /> <br />2. The applicant should consider additional treatment to the east side of the <br />building, such as clerestory windows, a continuation of the canopy design <br />element, or other treatment to improve the aesthetics of this exposure. <br /> <br />3. The applicant should add curb to the northwest line of the parking lot, per zoning <br />ordinance requirements. <br /> <br />4. The signage should be designed so that the lighter message is “reversed out” of <br />a darker background on the proposed backlit sign cabinets. <br /> <br />5. The applicant should specify the materials proposed for the exterior trash <br />enclosure, which should meet the requirements of the zoning ordinance and be <br />consistent with the materials approved by the City for the site and building. <br /> <br />6.
