<br /> <br /> <br />Recommendation <br />The applicant has taken into consideration a number of the concerns staff noted in the first report and <br />applied many of our suggestions throughout this revision process. City staff acknowledges the limited <br />rear yard as a basis for approving outdoor storage to encroach into the front yard, but we do feel the <br />variation of code is inconsistent with the intent of the PUD District and neighboring properties to allow <br />outdoor storage in front of the principal building. <br /> <br />As a result, Planning Staff is recommending approval of the PUD Amendment at 3151 Country Drive <br />to allow outdoor storage as permitted in 914.040, I-1-Light Industrial and to approve the paving of the <br />property as presented with the site plan being modified so that no outdoor storage occurs in front of the <br />principal building. Based on the determination that: <br /> The property has a practical difficulty of complying with the city codes for location of the <br />outdoor storage area due to the lack of rear yard abutting the railroad property. <br /> The site plan shall be modified because it is inconsistent with the neighboring properties to <br />allow outdoor storage to be located in front of the principal building. <br /> <br />In addition, Planning Staff is recommending approval of a Conditional Use Permit at 3151 Country <br />Drive to allow a six foot high solid wood fence in the front yard as shown on Site Plan Survey #12. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Note - So the Planning Commission is aware, city staff did contact Mr. Meyer today about his illegal <br />occupancy of the property. Occupancy of the property, existence of outdoor storage, location of his <br />outdoor storage, and lack of screening is in violation of our ordinances. This plan was never discussed <br />or approved by staff. <br /> <br />
