STAFF REPORT

TO: Mayor Keis and Members of the City Council

FROM: Joel Hanson, City Administrator

DATE: February 22, 2018

RE: Old Fire Hall Exterior Renovations

Dick Krumm, of RVK Architects, has submitted the attached bid packages and drawings for your
consideration related to the exterior renovations of the Old Fire Hall. Staff has asked the following
questions related to the documents provided:

• Should we include an alternate for metal cap versus terra cotta?
• Do we need to specify the brick to be used to ensure accurate pricing?
• Should the landscaping along LC Road be done as a rain water garden to lower on-going
maintenance (the City Engineer could comment as to whether this makes sense or not)?
• If we keep the landscaping beds as shown, what serves as the edging between the pavement
and the bed? Do we need landscape curbing?
• Should we be irrigating the landscaping beds if they are not done as rain water gardens?
• Should we provide some other options for exterior finishes on the other three sides?
• Based on the price of $1,200 per door, wrapping the doors seems reasonable. However,
should we bid replacement to see the cost/quality difference?
• Shouldn’t we specify R-Values, membrane, fastening, and warranty for the re-roof?
On the following page are the notes from the last Committee meeting to aid in your review of the
project.
Mr. Krumm should be present at Wednesday’s meeting to review this project with you. The Council
should comment on the proposed workscope so specifications can be finalized and we can get it
out to market ASAP.
