MINUTES OF THE SPECIAL MEETING CITY COUNCIL LITTLE CANADA, MINNESOTA APRIL 3, 2018 Pursuant to due call and notice thereof a special meeting of the City Council of Little Canada, Minnesota was convened on the 3rd day of April, 2018 in the Council Chambers of the City Center located at 515 Little Canada Road in said City. Mayor John Keis called the meeting to order at 6:33 p.m. and the following members of the City Council were present at roll call: CITY COUNCIL: Mayor Mr. John Keis Council Member Mr. Rick Montour Council Member Mr. Christian Torkelson Council Member Mr. Mike McGraw ABSENT: Council Member Mr. Tom Fischer ALSO PRESENT: City Administrator Mr. Joel R. Hanson Avison Young Mr. Bruce Bahneman Essence Real Estate Services Mr. Jeff Nordness REVIEW The City Administrator stated that he has received a purchase agreement PURCHASE from Q3 Contracting, Inc. for the city -owned properties at 53 & 167 South AGREEMENT FOR Owasso Boulevard. He reviewed the agreement noting the key points as THE SALE OF follows: CITY -OWNED . $1,005,000 sales price PROPERTIES AT . Closing by 6/30/18 or a $25,000 added payment will be made to 53 & 167 SOUTH reimburse the City for property taxes in 2019. OWASSO • Minimum of 15,000 square foot building to be completed by BOULEVARD 6/30/2020 • Demolition of two buildings on 53 South Owasso to occur within 120 days of closing. • Building at 167 South Owasso to be renovated for use as a training center The City Administrator noted that the City Attorney has reviewed the proposed agreement and wanted the language in Section 25 Remedies modified. Q3 was not able to have their legal counsel address that issue before tonight's meeting. As a result, the City. Administrator recommended approval of the purchase agreement as proposed subject to final approval by the City Attorney.
