We will have a <br />rough draft of the document to review at the meeting. The bulk of the document is <br />technical in nature, while the substantive portions of the Plan relate primarily to Housing <br />policy and land use planning – especially the long-term redevelopment plans for the <br />areas of the City most likely to face redevelopment pressure over the next 10 – 20 <br />years. <br /> <br />We have attached copies of redevelopment summaries for those properties (there are a <br />few additional sketches to complete) along with some of the draft Housing policies for <br />review at the meeting. As we have noted during the early discussions on this project, <br />the CIty’s objective is to retain and protect its low-density residential areas from <br />encroachment by higher density development. The primary challenge for Little <br />Canada’s Comprehensive Plan is to challenge Met Council’s focus on both increased <br />density (and affordable housing), and the companion emphasis for significantly <br />increased employment totals. <br /> <br />The policies and the redevelopment sketches support the City’s approach, <br />acknowledging those challenges and protecting (and even enhancing) the low density <br />neighborhoods. <br /> <br />
