Focus Area: <br />Edgerton/Country Road D/Allen <br />Ave. <br />This area, one of the largest <br />remaining undeveloped parts of Little <br />Canada, consists of an active farming <br />operation and a few scattered single <br />family homes. To the east are deep <br />single family lots, while to the west <br />is an area of industrial and small <br />office uses. <br />The property is divided by an <br />easement corridor for a pair of major <br />power lines more than 200 feet in <br />width. The City has been actively <br />developing a trail system following <br />the power lines, but which terminates <br />at Edgerton Street. The extension of <br />the trail corridor would be expected to connect the existing trail to Pioneer Park, the City’s <br />largest active park facility southwest of the subject property. <br />The concept sketch shown above anticipates dividing the land uses along the power line <br />easement, retaining residential uses to the south and industrial uses to the north, relying on the <br />broad easement and trail corridor to buffer the two uses. To the south of the power line, <br />residential uses are shown. Along the south and east boundary of the property is shown a single <br />family neighborhood, perhaps of moderately sized parcels, with medium density residential to <br />the west. <br />For the residential area, about 55 units are shown on the 11 acres of net developable area – <br />meeting the objectives for 5 units per acre. On the industrial side of the line, the sketch <br />illustrates up to 135,000 square feet of manufacturing space, an area that might be anticipated to <br />employ at many as 500 employees. One of the challenges for the residential portion of the <br />district will be coordinating potential access to the west side of the deep parcels fronting <br />Edgerton.
