Focus Area: <br />Rice Street – Demont to County <br />Road C <br />North of Demont, the existing land <br />uses consist of a mix of older and <br />more recent commercial <br />development, including retail and <br />commercial service, office-condo, <br />motor fuel, storage, and industrial <br />service areas. The older properties <br />suffer from inefficient layout, lack of <br />visibility, and aging low-value <br />buildings. <br />The City foresees eventual <br />redevelopment of these properties, <br />with an emphasis on commercial <br />retail and service uses, along with a <br />companion office project near the <br />Demont intersection which could <br />pair with a similar project south of <br />Demont. <br />The current office and storage areas <br />along County Road C and would <br />accommodate newer, but similar, <br />uses, with potential for additional <br />storage development consistent with <br />more contemporary models, <br />including interior and multi-level <br />buildings and access. Because of the <br />low volume of traffic generated by <br />these facilities, access to Park Street <br />should be possible without <br />negatively impacting the residential neighborhoods to the east. <br />The existing industrial services would be better located in areas of the community that are guided <br />and zoned for industrial use. While many of the current landowners have managed to maintain <br />their facilities to avoid the prospects of significant blight, the age and style of buildings is likely <br />to result in the need for redevelopment in the foreseeable future. <br /> <br />
