<br />22 <br /> <br />Vacant/Underdeveloped Land <br /> <br />The Vacant/Underdeveloped Land Map displays parcels in the City that are currently vacant or <br />have potential for further development. The majority of these parcels are currently guided for low <br />density residential. As such, the following analysis outlines the City’s development and <br />redevelopment potential with regards to residential development. <br /> <br />There are currently vacant or underdeveloped parcels zoned R-1, Low Density Residential <br />totaling acres. <br /> <br />Table 4: Inventory of Current Vacant Parcels <br /># of <br />Parcels <br />Current <br />Zoning Acres <br /> <br />Estimated <br />Development <br />Potential <br />Household <br />Size <br /># of <br />Additional <br />Residents <br /> <br />Source: <br /> <br />The City estimates that the acres of vacant or underdeveloped parcels guided for low density <br />residential development and zoned R-1 could potentially create an additional single-family <br />units based on an assumed density of 2.5 units per acre. Multiplying this potential number of units <br />by the current household size estimate for the City yields the possibility of an additional <br />people. Upon development of these vacant or underdeveloped residential parcels, the City will be <br />fully developed. <br />Population and Demographic Forecast <br />Adding another people will result in a total population of approximately people. This <br />total population is significantly lower than the Metropolitan Council’s population forecasts for <br />2020, 2030 and 2040. Based on the vacant land analysis, the City can only support another <br />residents.
