<br />33 <br /> <br />this district, providing amenities and space that would benefit the community at large, as well as <br />the commercial and residential uses in place, or proposed. <br />At the north edge of the commercial district, redevelopment could take the form of retail grocery, <br />a use that has been available only in limited supply in Little Canada for many years. A large <br />portion of the Little Canada community, as well as eastern Roseville, has a very few options for <br />nearby food sources that could be served by retail grocery in this area. <br /> <br />Focus Area: Rice Street and Demont - <br />Terrace Heights Mobile Home Park <br />The City’s objective for Terrace Heights is <br />to retain the current land use, consisting of <br />approximately 130 dwelling units. <br />Redevelopment for multiple family housing <br />would not be favored. <br />If redevelopment were to be considered by <br />the property owners, the City would expect <br />to accommodate office park uses, in an <br />effort to facilitate a portion of the forecast <br />employment growth in the community. <br />However, it is not the City’s objective to <br />seek redevelopment of the property, given <br />its long-term provision of affordable <br />housing. <br />For the corner of Rice Street and Demont, a <br />similar land use consideration is shown, <br />with the expectation that if redevelopment <br />is to occur, the ultimate re-use would be <br />office, with some retail or hospitality uses. <br />The current land use (including those uses <br />on both the north and south sides of <br />Demont, is a mix of bar, restaurant, and <br />retail/commercial services. <br />The sketch provided in support of this Focus Area illustrates office uses totaling up to 160,000 <br />square feet of commercial office space on the mobile home park 11 acres, with an additional 40,000 <br />square feet of office/retail at each of the corners of Demont and Rice.
