I would like to speak to the City Council about concerns that have been raised in <br />our board meetings about allowing Terrace Heights to obtain rental permits. The trailers they are <br />currently bringing into the park are sub-standard. I have included pictures of one of those units <br />recently placed. It shows a "Pre-HUD" unit with significant damage (peeled sheet metal panels, broken <br />windows, moldy rotten floors, and questionable placement next to a tree.) We have heard other cities <br />have taken steps to stop these slum lord rental tactics. The citizens of Little Canada who live in Terrace <br />Heights are not allowed to rent out their mobile homes, why should the park? We feel the units they <br />are bringing in won’t be maintained by Terrace Heights or the tenants renting them. There are a lot of <br />retirees and low income folks living in the community right now, but because they own their homes the <br />majority of the homes are well maintained along with the lots. Riverstone has done a terrible job of <br />maintaining the park since they took over ownership and just recently they fired 2/3’s of their staff. We <br />have little confidence rental housing will go well. It will not benefit existing residents, nor the <br />surrounding community. <br /> <br />Terrace Heights residents have already lost significant value in our homes because of the lot rent <br />increases and poorer neighborhood upkeep. Please don’t let them drag our home values down any <br />further.
