<br />approval for determining what area of outdoor storage is reasonable within the intent of the I-P District <br />and consistent with the area. <br /> <br />Next Steps: <br />The next action item to be considered is for a text amendment to create code language establishing an <br />Interim Use Permit that would allow outdoor storage as a principal use of the site until construction of <br />a new building can be completed. City staff has not prepared code language for this amendment <br />because there are several conditions that warrant further discussion. Plus, the action of the variance is <br />a key component on whether or not the applicant moves forward with acquiring the parcel thereby <br />making this a moot point if item #1 is denied or reduced to a percentage that makes the site undesirable <br />for the applicant. The applicant would need to withdraw this portion of their request if they do not <br />intend to move forward with the Text Amendment. That can be handled administratively and no <br />further review would be completed. <br /> <br />If the variance is approved and the applicant wishes to move forward with this site, city staff will need <br />to create ordinance language for action on the Interim Use Permit. In consideration of an Interim Use <br />Permit, the City Council has full control of what uses may be allowed prior to the construction of a <br />new principal building on this site. The City Council can also establish the timeframe of an Interim <br />Use Permit or deny the Interim Use Permit Text Amendment request until a principal building is <br />constructed.
