That space which is solely used as office <br />shall comply with the office use requirements and one (1) space per each one thousand (1,000) <br />square feet of floor area, plus one (1) space for each employee on maximum shift and one (1) <br />space for each company owned truck (if not stored inside principal building). <br /> <br />Within the I-P District there are several other code provisions for building requirements and site plan <br />details that which also pertain to the proposed outdoor storage that were not included in the application <br />materials. If the Commission recommends approval, city staff is requesting a condition of approval <br />would be compliance with the following code requirements: <br /> 918.040.A.2 & 3 – Screening <br /> 918.040.A.4 – Outdoor storage area paving material <br /> 918.040.A.5 – Lighting Plan <br /> 918.030.C & 918.040.A.6 – Off-Street Parking <br /> Site plan indicates 84 spaces <br /> Review Provision 903.050 – Off-Street Parking Requirements <br /> 918.050.D & 903.020.G – Landscaping plan <br /> <br />Lastly, the applicant has indicated they will be addressing Storm Water Management through an <br />underground system. No further detail was provided. Given the current transition in engineering <br />services there will be no review of that component of the plans at this time. If the applicant moves <br />forward with redevelopment of this site, all final plans would require this review and are subject to <br />compliance with code requirements. <br /> <br />Variance <br />Mr. Holm is seeking a variance to allow outdoor storage as allowed up to the standards in the I-1, <br />Light Industrial District which is up to 60% of the lot area. Upon review of the preliminary plans a 2nd <br />variance would be necessary to allow outdoor storage located in the side yard. Both site plans depict <br />that the fenced area will be the designated location for outdoor storage. In previous discussions with <br />the applicant he had indicated outdoor storage would be located in the rear yard only (complying with <br />the I-P requirements).
