Frattalone Office Building #0103.00
~ To: Steve Grittman
From: Dave Helier ,~*~
Subject: Pad<ing Requirements
Date: 4 June 2001
Present:
Steve,
The following are calculations for required off-street parking per the City Ordinance (903.050):
Oilice Parking:
For the purposes of determining the parking requirements we used the 'occupied space', which does not
include corridors, stairs, mechanical room, and elevator. The occupied office square footage for the new
office building and shop offices are as follows:
Office Space- New Building 13,217
Office Space -Shop Building 2,790
TOTAL 16,007
SF (This includes 1,304 SF of future office space)
SF
SF
Parking Requirements: 83 Required Parking Stalls
(3 stalls + 1 for ea. 200 SF)
Shop Parking:
The City Ordinance does not spec'dically mention a use similar to that of the Shop, which will be used
primarily for the maintenance of vehicles and equipment. The Owner indicated that a maximum of 25
mechanics will work in the Shop. Therefore, we have used 25 for the required parking stalls. This results
in 1 parking stalls for each 1,000 SF of space. The office portion of the Shop is included in the
calculation for office parking above.
Total Required Parking:
Office Space- New Building & Shop 83
Shop Mechanics 25
TOTAL REQUIRED PARKING 108 Stalls
Page 15
