MINUTES <br />PLANNING COMMISSION <br />DECEMBER 13, 2001 <br />would be the mini-storage. The Planner suggested that the City could <br />rezone the mini-storage to PUD to avoid the non-conforming use issue, or <br />anew zoning district could be created and the Knox property rezoned to <br />that new district. The Planner pointed out that the mini-storage is <br />currently operating under a PUD, therefore, a rezoning to PUD would not <br />have an adverse impact. <br />Carson asked if the Knox site was a good location for a corporate <br />complex. The Planner felt that the size of the site at 14 acres was small. <br />The City Administrator reported that the City occasionally gets inquiries <br />for corporate sites but they are typically for 30 to 60 acre sites. <br />The Planner felt the Knox site was a good office/warehouse or <br />office/showroom site. <br />I{eis felt that the option to pursue would be to change the definition of the <br />BW District and rezone the mini storage property to PUD. <br />Duray asked if rezoning the mini-storage would effect their property <br />values.
