MINUTES <br />PLANNING COMMISSION <br />DECEMBER 13, 2001 <br />MONTANARI are using the same architect for building design. The property is currently <br />HOMES zoned B-3 which allows professional office space by Conditional Use <br />Permit. Gosman reported that they are requesting PUD approval given <br />that individual lots would be created for each of the townoffice units. He <br />further noted that the City's parking requirements have been met. Gosman <br />asked for clarification of the Plamrer's recommendation for providing a <br />turn-around at the north end of the parking lot. <br />The City Planner suggested that some type of hammerhead turnaround be <br />installed so that vehicles can turn around and do not have to back out of <br />the parking lot. Gosmau was agreeable to this recommendation. <br />The City Planner reviewed the City Engineer's recommendations noting <br />that they appear to be routine and will not significantly change the layout <br />of the proposal He further noted the requirement for Watershed approval <br />of this development. <br />Gosman indicated that he would comply with the recommendations of the <br />City Planner and the City Engineer. He also reported that the <br />development plan has been submitted to the Watershed. The Watershed <br />will review this proposal at their January meeting. <br />The Planner suggested that trash enclosures be attached to the building in <br />some way. Gosman felt that was workable. <br />Gosman also indicated that they would place additional landscaping <br />adjacent to the apartment building. <br />Keis asked about building materials. Gosman reported that the <br />townoffices would be woodframe construction with brick or stone fronts <br />identical to the Blacktern Office Park development. The City Planner <br />indicated that brick or stone is proposed on two-thirds of the fronts with <br />cedar on the rest. <br />Dennis Deml, 2550 Park Street, was concerned about the additional traffic <br />on Park Street that would be generated by this development. Deml did not <br />feel Park Street could handle this traffic. <br />Roycraft asked if Montanan Homes had commitments from any <br />businesses to locate in the office park. Gosman replied that they have no <br />commitments at this point. However, inquiries are coming from <br />businesses that do not generate a lot of traffic such as insurance agents and <br />financial planners. The businesses located in the office park would not be <br />retail. Roycrafl felt that insurance agents and financial planners could <br />generate a fair share of traffic. <br />2 <br />
