MINUTES OF THE SPECIAL MEETING <br />CIT]' COUNCIL <br />LITRE CANADA, MINNESOTA <br />Pursuant to due call and notice thereof a special meeting of the City Council of <br />.Little Canada, Minnesota was held on the 3rd day of June, 2001 in the Council <br />Chambers of the City Center located at 515 Little Canada Road in said City. <br />JUNE 13, 2001 <br />Mayor Michael 1. Hanson <br />Financial Advisor <br />Opidan <br />Opidan <br />Deputy Clerk <br />Mr..Rusty Fifield <br />Mr. Maul Tucci <br />Mr. Jay Moore <br />Ms. I{athy Glanzer <br />POTENTIAL Mr. Paul Tucci, Opidan, appeared before the Council to reporC on Opidan's <br />DEVELOPMENT interest in developing a 33,000 square foot office/retail building on the <br />TOR NORTHEAST northeast corner of Rice Street and Little Canada Road. Tucci presented <br />CORNER OF the history and backgrowrd of the Opidan Company, indicating that the <br />RICE/LITTLE company was a merchant developer that does not hold properties long-term. <br />CANADA ROAD <br />Tucci presented a preliminary site plan fora 33,000 square foot office/retail <br />building. He indicated that the fu~st floor would be retail use, while the second <br />and third floors would be office. <br />Tucci indicated that given the discussion in the Legislature relative to Tax <br />Increment Financing, he would anticipate that construction ou this project <br />would not begin until Spring of 2002- Tucci noted that plans would be <br />presented for approval in 2001, and construction would start in March or April <br />of 2002. He noted that delaying construction until the spring would save <br />winter construction costs. The building could be constructed over the course <br />of 4 months with tenants moving in late summer or early fall of 2002. <br />
