Hanson <br />The applicant, Jim Birch, has applied for a conditional use permit (CUP) for open and <br />outdoor storage of materials and equipment (dumpster, trailers, vehicles and landscaping <br />& snowplowing equipment) as an accessory use in the side and rear yard, at 180 Ryan <br />Drive, in Ryan Industrial Park. The applicants indicate that there is one business Birch <br />Lawn Maintenance located in the building with a total of eight (8) employees. <br />Site and surrounding areas <br />This property is an interior lot located on a .68 acre parcel on the eastside of Spruce <br />Street. The property is zoned "I-1" Light Industrial. The purpose of the I-1 zoning district is <br />to provide for the establishment of warehousing and light or limited industrial development, <br />which because of the product nature or character of activity requires isolation from <br />residential or commercial use.
