Preliminary Plat <br />:• We assume that the existing buildings on Lot 1 will be removed, however, it is not noted <br />on the preliminary plat. What will happen to the stucco storage building in the northwest <br />corner of Lot 2? Is this plan to be removed also? {f notwill a variance will be required <br />for the setbacks on this building. <br />:• There is an encroachment into the south lot line of Lot 2 from a metal building outside of <br />the plat. How will this encroachment will be dealt with? The encroachment falls directly <br />in what would be the drainage and utility easement. If the encroachment is to continue, <br />additional drainage and utility easements needed to be provided around the metal <br />building. <br />:• No easements are shown on the preliminary plat. Drainage and utility easements in <br />accordance with the City ordinance should be provided around the perimeter of all lots. <br />E. Detail Sheet <br />:• No details are provided relative to the sanitary sewer and water service to the building. <br />Details should be provided for the construction of all sanitary sewer and water on the <br />site.
