~~~
~.:
"~
~ ~~~ ~~;
515 Little Canada Road, Little Canada, MN 55 1 17-1 600
(651) 484-2177 /FAX: (651) 484-4538
Email: cityhall@ci.little-canada.mn.us
MEMORANDUM
TO: Planning Commission
FROM: Greg Schroeder, Public Works Director
DATE: February 2, 2000
RE: Proposed Lot Split at 3240 Twin Lake Road
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim La Valle
Steve Morelan
Rob Pedersen
ADMINISTRATOR
Joel R. Hanson
I have reviewed the drawing of the proposed lot split at 3240 Twin Lake Road. The following
are my comments:
The City's sanitary sewer line that follows along the north property line currently has
a 15' easement over it. This sanitary sewer connects to an existing sanitary sewer line
that follows the Twin Lake shoreline to the south. This sanitary sewer line has a 20'
easement over it. These sanitary sewer lines are extremely difficult to get to and
perform maintenance. In fact, access to the sewer line that follows the shoreline is,
for the most part, nonexistent. As a result, I recommend the following:
a. The 15' easement over north property line sanitary sewer be changed to a 25'
wide permanent City right-of-way that would end at the east line of the shoreline
easement. (See attached sketch.)
b. A 15' wide Class IV road be installed along the sewer center line from Twin Lake
Road to the connection manhole of the shoreline sewer.
GS:kp
2. Correct the direction of flow shown on your drawing for the Twin Lake Shores'
sanitary sewer. It flows south.
Page 9
