Hanson <br />The applicant, Jeff Jacobsen, President of Jacobsen Excavating, has applied for a <br />Conditional Use Permit (CUP) for open and outdoor storage of materials Qob supplies) and <br />equipment (excavation equipment, 8-10 repairable vehicles, and one dump truck) as an <br />accessory use in the rear yard, at 3173 Spruce Street, in Ryan Industrial Park. <br />The applicants indicate that there are three businesses located in the building with a total <br />of twenty (20) employee's. <br />Site and surrounding areas <br />This property is an interior lot located on a 1.35 acre parcel on the west side of Spruce <br />Street. The property is zoned "I-1" Light Industrial. The purpose of the I-1 zoning district is <br />to provide for the establishment of warehousing and light or limited industrial development, <br />which because of the nature of the product or character of activity requires isolation from <br />residential or commercial use. <br />The principal uses within this building is storage/warehouse surrounded by the following <br />land uses: <br />North Industrial Property <br />South Industrial Property <br />East Spruce Street /Industrial Property <br />West Industrial Property <br />See attached site plan dated February 11, 2000 <br />Page 54 <br />
