Fence and Screenina Reauirements <br />The site plan shows achain-link fence with slats will be established to screen the storage <br />area. The proposed chain-link fence with slats meets the zoning code screening <br />requirement. <br />Storage Area Surfacing <br />The storage area is surfaced with a Class V material on a yearly basis. This is an <br />acceptable surfacing material for the storage area. <br />Off-Street Parking Requirements <br />The zoning ordinance requires the off-street parking area of five (5) or more vehicles <br />including associated drives to be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has two parking categories: <br />Storage/Warehousing: One (1) space per 1,000 sq. ft. floor area (6) <br />One (1) space per employee max shift (20) <br />One (1) for each company truck (0) <br />Total required parking spaces for property: 26 parking spaces <br />The site plan shows twenty (26) designated parking spaces in the front of the building. <br />The site plan indicates that the required parking area will be surfaced with blacktop. The <br />parking area will have to be curbed and stripped to meet zoning code requirements. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an exterior storage as an accessory <br />use provided the following conditions are met: <br />1. The equipment and materials storage areas as defined in this report and as shown on <br />the site plan must be contained, maintained and arranged in a manner as to have a <br />well-organized and uncluttered appearance. <br />2. Junk (such as: old machinery not currently being used, unlicensed vehicles, car parts, <br />tires), debris, and other materials (such as: pita pocket booth, unlicensed camper, fish <br />house) not approved, as part of this conditional use permit shall not be stored in the <br />designated outside storage areas. <br />3. Removal of semi-trailer if used as permanent storage or not reasonably necessary and <br />incidental to the conduct of the primary use of the building. <br />4. The equipment and materials defined in this report must be stored in the rear yard and <br />may encroach into the side yard setback, but in no case shall equipment be located <br />closer than ten (10) feet to a rear yard or side yard lot line. <br />Page 56 <br />
