Rezoning should be considered in light of the City's long-term land use objectives for this <br />section of County Road C. Given the amount of land available on the north side of County <br />Road C, and the approval of the Coffee House project, a major commercial use of the land <br />currently zoned B-3 would not appear likely. Moreover, the City has expressed its interest <br />in directly major commercial activities to the Rice Street/Little Canada Road area. As such, <br />creating an expanded R-B District along County Road C, adjacent to the Rosewood Drive <br />single family neighborhood, would appear to be an idea which is supported by the <br />Comprehensive Plan. <br />This matter will be discussed at the upcoming Planning Commission meeting. The <br />Planning Commission should consider whether it would be appropriate to request that the <br />City Council call for a public hearing on a rezoning in this area. <br />cc: Kathy Glanzer <br />Greg Schmidt <br />Terry Maurer <br />Page 70 <br />
