Hanson <br />I have reviewed the concept drawing for the proposed shop and 2-story office building PUD at <br />31xx Spruce Street and offer the following: <br />- City Water <br />There is a 12" dip in the Spruce Street right-of--way adjacent to this property. No <br />service stubs are shown on our maps, therefore, the applicant would have to connect <br />directly to our main. <br />- Sanitary Sewer <br />- Storm Water <br />Metropolitan Council has a 36" diameter RCP sanitary sewer interceptor line that <br />follows the east right-of--way line at Spruce Street that could be connected to. The <br />applicant is advised to apply for a connection to this interceptor line a minimum of 4 <br />weeks in advance to allow time for the needed approvals. <br />- Spruce Street <br />Spruce Street in general is in good condition. It was built to a 9 ton standard, but is <br />starting to show its age. Truck traffic to and from the proposed site during site <br />excavation has damaged the edge at their street entrance. This needs to be repaired. <br />Blacktern Pond does not have a defined outlet. Therefore, caution should be used if <br />directing storm water to this pond. <br />Connection to the Spruce Street storm water system will require hydraulic <br />calculations to ensure the system is not being over loaded.
