The property is zoned I-1, Light Industrial, and is subject to the newly adopted Conditional Use Permit requirements for outdoor storage. The applicant has submitted a site plan that identifies the site location, building dimensions, lot coverage (including blacktop or gravel, and fence locations. As noted, outdoor storage is now allowed by CUP under a revised ordinance. The requirements for the permit are as follows (staff comments inserted in italics): G. Open and Outdoor Storage as an accessory use, provided that: 1. The activity of outdoor storage shall require a separate business license issued by the City of Little Canada. The applicant will have to obtain this license. 2. The storage area in question occupies an area no greater than sixty percent (60%) of the gross square footage of the subject parcel. The applicant's letter indicates that the fenced in area occupies approximately 60% of the site. Measured from the aerial plaoto, the total usable area behind tl:e building, accounting for the drainage area at the rear, is approximately 53 % of the site, in compliance with the regulation. 3. The storage area shall not occupy any portion of the yard between the front building line and the adjoining public street, or the side building line and public street on a corner lot. All of the storage area is behind the rear building line, with the exception of the metal recycling container, located at the south side of tfze building.
