The storage area shall be paved with asphalt, concrete, or other material <br />approved by the City Council. The storage area is listed as "Class V" - <br />tTte City will need to determine consistency with this standard. <br />13. The storage area shall not occupy any space required for conformity to the <br />parking regulations of the Zoning Ordinance. The applicant proposes six <br />spaces in the front area on a paved and curbed driveway, as well as an <br />additional 6 spaces in the rear yard shown as proof of parking. The <br />parking requirement for this building as a combination of office and shop <br />space would be 11 spaces. The site plan complies with this standard. <br />14. The property, including buildings and exterior site areas, shall comply with <br />all applicable fire codes. The fire chief should comment on compliance <br />with this regulation. <br />15. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right-of--way or from neighboring residential uses, <br />and shall be in compliance with Section 903.020.I of the Zoning Ordinance. <br />The site plan does not detail the layout of the site lighting -this <br />requirement shall be a condition of approval. <br />16. All other provisions and requirements as deemed necessary by the City <br />Council. <br />17. The applicant complies with the provisions of Section 921 of the Zoning <br />Ordinance. <br />Summary and Recommendation <br />The application appears to comply with the terms of the Outdoor Storage CUP <br />provisions, with the following additions and changes: <br />a. The applicant obtains the appropriate license. <br />b. The details of the tire storage enclosure are provided for City approval. <br />c. The applicant agrees to pave additional proof of parking area in the event that <br />such parking is found to be needed. <br />d. The applicant provide a revised site plan illustrating the proper fire lane, and <br />receives approval from the Fire Chief. <br />e. The site lighting is identified on the revised site plan. <br />f.
