In all zoning districts, all yards not surfaced for driveway or parking shall be landscaped <br />according to the approved plan prior to the issuance of an occupancy permit or a financial <br />security, as determined by the City Building Official, shall be posted with the City to <br />assure completion of such work. <br />Where any business or industrial use abuts property zoned for residential use, the <br />business or industry shall provide screening along the boundary of the residentially zoned <br />property in accordance with this ordinance. A similar screen shall be provided by a <br />multiple family residential project where a multiple family residential use abuts property <br />zoned for single family residential use. <br />10. Parking Lot Landscaping. <br />a. Off-street parking facilities of five (5) or more spaces and all loading facilities <br />shall be fully screened from abutting residential property and public rights-of--way <br />to a minimum height of three and one-half (3 I/2) feet for parking areas and six <br />(6) feet for loading areas. <br />b. Within off-street parking areas of fifty (50) or more stalls, imgated, landscaped <br />islands shall be provided at a rate of one island per fifteen (15) surface spaces or <br />fraction thereof. For the purposes of this ordinance, an island shall be required to <br />consist of one hundred (100) square feet of landscaped surface. Such islands shall <br />be contained in raised, curbed beds consistent with parking lot construction <br />requirements of this ordinance except that in£Itration basins and rain-gardens rnay,' <br />be'allowed in appropriate}ilocations as approved by the City Engineey. It is not the <br />intent of this paragraph to relieve a project of the installation of islands which are <br />necessary to promote the safe and efficient flow of traffic, regardless of parking <br />lot size. [Adds,an allowance for rain-gardens under certain conditionsj] <br />11. Significant Tree Preservation and Replacement. <br />a. Existing Trees. With respect to existing trees in new developments, all trees on <br />the site are to be saved which do not have to be removed for street, buildings, <br />utilities, or drainage. Trees over six (6) inches in diameter that are to remain are <br />to be marked with a red band and to be protected with snow fences or other <br />suitable enclosure prior to any excavation. The City may further require that the <br />developer retain a professional forester to prepare a forest inventory and <br />management plan for the development, in order to control and abate any existing <br />or potential shade tree disease. Prior to construction, the developer or contractor <br />shall schedule an on-site inspection with the Building Official to identify <br />significant trees to be removed. Significant trees shall be defined as those existing <br />trees of six (6) caliper inches or more, as measured five (5) feet above the existing <br />grade level. All such trees to be removed to accommodate the project shall be <br />tagged and catalogued by size. The landscape plan shall be required to show <br />replacement of the lost significant trees on a one hundred (100) percent caliper <br />Little Canada Zoning Ordinance General Provisions <br />903-14 <br />
