1. No pole type buildings, and no conventionally framed, pre-fabricated, or engineered steel <br />buildings with metal exteriors (walls or roof), shall be allowed. [Deletes an exception, <br />forsheds less than 120 square feex] <br />2. All buildings in Residential, Business, and Industrial Districts shall be constructed of <br />solid wall masonry, pre-cast concrete or aggregate panels, wood frame masonry veneer, <br />wood siding (provided the surfaces are finished for exterior use and wood of proven <br />durability is used, such as cedar, redwood, or cypress), fiberglass, steel, or aluminum <br />residential siding, glass curtain wall panels (non-structural), and stucco or stucco-like <br />building products. <br />In Residential Districts, Business Districts, and in Industrial Districts, principal (but not; <br />accessory buildings which are non-conforming by type (e.g. pole or engineered steel) <br />existing on the date of passage of this Ordinance shall be allowed to be expanded to the <br />extent of twenty-five (25%) percent of the size of the existing building by using materials <br />similar to those of the principal structure, provided other lot and building requirements of <br />this Ordinance are met. Such buildings shall be subject to all other requirements of <br />Section 903.010, and any amendments thereto. [Specifies that accessory buildings are <br />not;granted this expansion allowance] <br />U. Single Family Dwellings. Except in the R-4 Zoning District, all single family detached homes <br />shall meet the following requirements: [Relocated from 903.14t] <br />1. All single family homes shall be constructed upon a continuous perimeter foundation that <br />meets the requirements of the State Uniform Building Code. <br />2. All single family homes shall receive a building permit. The exterior architectural design <br />of a proposed dwelling may not be so at variance with, nor so similar to, the exterior <br />architectural design of any structure or structures already constructed or in the course of <br />construction in the immediate neighborhood, nor so at variance with the character of the <br />surrounding neighborhood as to cause a significant depreciation in the property values of <br />the neighborhood or adversely affect the public health, safety or general welfare. <br />3. All single family homes shall meet the requirements of the State Uniform Building Code, <br />as maybe applicable. <br />4. All single family homes shall have a minimum roof overhang of one (1) foot. <br />All single family homes shall have an earth covered, composition, shingled, or tiled roof. <br />6. With the exception of passageways, as allowed by Section 903.141.H. below, single <br />family homes shall not be less than thirty (30) feet in length and not less than twenty four <br />(24) feet in width over that entire minimum width.
