1. The site and related parking and service entrances are served by an arterial or <br />collector street of sufficient capacity to accommodate the traffic which will be <br />generated. <br />2. Adequate off-street parking is provided in compliance with Section 903.050 of <br />this Ordinance. <br />3. Adequate off-street loading is provided in compliance with Section 903.060 of <br />this Ordinance. <br />4. Vehicular entrances to parking or service areas shall create a minimum of conflict <br />with through traffic movement. <br />5. When abutting an "R-1" or "R-2" District, a buffer area with screening and <br />landscaping in compliance with Section 903.020.G of this Ordinance shall be <br />provided. <br />6. All signing and information or visual communication devices shall be in <br />compliance with Section 903.110 of this Ordinance. <br />7. The provisions of Section 921.O10.C of this Ordinance are considered and <br />satisfactorily met. <br />F. Retail commercial activities provided that: <br />1. Merchandise is sold at retail. <br />2. The retail activity is located within a structure whose principal use is not <br />commercial sales. <br />3. The retail activity shall not occupy more than fifteen (15) percent of the gross <br />floor area of the building. <br />4. The retail activity is not located within a structure whose principal use is <br />residential. <br />5. No directly or indirectly illuminated sign or sign in excess of ten (10) square feet <br />identifying the name of the business shall be visible from the outside of the <br />building. <br />6. No signs or posters of any type advertising products for sale shall be visible from <br />the outside of the building. <br />7. Adequate parking is provided per Section 903.050 of this Ordinance. <br />G. Multiple family dwellings containing four (4) or Less dwelling units, provided that: <br />The provisions of Section 921.O10.C of this Ordinance are considered and <br />satisfactorily met. <br />H. Buildings combining residential and non-residential uses allowed in this District, <br />provided that: <br />1. The residential and non-residential uses shall not conflict in any manner. <br />2. The residential building standards as required by this District are met. <br />3.
