916.110. MOBILE HOMES AND MOBILE HOME PARKS. <br />A. New mobile home parks and expansions to existing mobile home parks shall be subject to <br />the provisions placed on subdivisions by Section 916.100 of this Ordinance and Little <br />Canada's Subdivision Ordinance. <br />B. Mobile homes in existing mobile home parks that are located in Floodplain Districts are <br />non-conforming uses and may be replaced only if in compliance with the following <br />conditions: <br />1. The mobile home lies in the Flood Fringe District. <br />2. The mobile home is anchored with tie-downs that comply with requirements of <br />Minnesota Regulations MoH 450. <br />3. The mobile home owner or renter is notified that the mobile home site lies in the <br />floodplain and may be subject to flooding. <br />4. The mobile home park owner develops a flood emergency plan consistent with <br />the time available after a flood warning. The plan shall be filed with and approved <br />by the City of Little Canada. <br />C. Travel trailers and travel vehicles that do not meet the exemption criteria specified in <br />Section 916.110.D below shall be subject to the provisions of this Ordinance and as <br />specifically spelled out in Sections 916.1 10.F-G below. <br />D. Exemption. Travel trailers and travel vehicles are exempt from the provisions of this <br />Ordinance if they are placed in any of the areas listed in Section 916.110.E below and <br />further they meet the following criteria: <br />1. Have current licenses required for highway use. <br />2. Are highway ready meaning on wheels or the internal jacking system, are <br />attached to the site only by quick disconnect type utilities commonly used in <br />campgrounds and trailer parks and the travel trailer/travel vehicle has no <br />permanent structural type additions attached to it. <br />3. The travel trailer or travel vehicle and associated use must be permissible in any <br />pre-existing, underlying zoning use district. <br />E. Areas Exempted for Placement of Travel/Recreational Vehicles. <br />1. Individual lots or parcels of record. <br />2. Existing commercial recreational vehicle parks or campgrounds. <br />3. Existing condominium type associations. <br />F. Travel trailers and travel vehicles exempted in Section 916.110.D.2 lose this exemption <br />when development occurs on the parcel exceeding $500.00 for a structural addition to the <br />travel trailer/travel vehicle or an accessory structure such as a garage or storage building. <br />The travel trailer/travel vehicle and all additions and accessory structures will then be <br />treated as a new structure and shall be subject to the elevation/flood proofing <br />Little Canada Zoning Ordinance FP, Floodplain District <br />916-14 <br />
