Propasa[ fot^ "Conditional Use f~errrtit" for l'~oger &~ Elten Liilemaen fot` <br />propertgf located at ~8Q 6~yan Drive, Little Canada N{f~. <br />insofar as the above named property has applied for a permit for "Major Automobile Re- <br />pair", we also hereby apply for a conditional use permit for "Open and Outdoor Storage". <br />VVe believe the named property is very well suited for Open and Outdoor Storage as it <br />has over 8,000 sq. ft. of asphalted area that would otherwise be unused. The stored <br />items (automobiles, boats, trailers, RV's, etc.) would be maintained in a neat and orderly <br />manner, all wheeled and easily moved. The ability to rent storage space would of <br />course help defray the costs of maintaining the property (taxes, insurance, etc.) <br />Response to items 1-17, under G. "Open and Outdoor Storage" 514.040 <br />1: A business license for Outdoor Storage will be applied for. <br />2: The storage area in question occupies approximately 30% of the square <br />footage ofi the subject parcel. (8474 sq. ft. of 27,800 sq. ft.) See attached <br />drawings. (Diagram #k2 Example of storage) <br />3: No storage will occupy any portion of the front or side yard between the build <br />ing and the street. <br />4: The storage area will be usedh~ented out only by the owner/tenants in <br />proportion to their occupancy. <br />5: The equipment stored will be either motorized or wheeled and capable of <br />being easily moved. <br />6: Any storage or shipping containers will meet the specified regulations. <br />7: All storage areas will be Kept orderly, with i 0 ft, access lanes, and no item will <br />be more than 50 fi. from an access lane (see attached drawings as an <br />example of possible storage arrangement). <br />8: Some stored vehicles (RV's) may be 10 it. in height, plus air-conditioning units <br />making them up to 12 ft. in height. (Variance required?) <br />9: The storage area facing the public right of way is fenced with chain-link <br />fencing vdith slats. (previously approved without landscaping) <br />10: Landscaping outside the existing slatted fencing is impractical, as most of the <br />fence abuts class 5 or asphalt. (variance required?) Owner would however <br />improve and maintain the existing landscaped areas (shrubs, trees and <br />grass). <br />11: INaste and recyclables will be stored in containers inside the building except <br />for pickup. <br />i2: The storage area is paved vdith asphalt. <br />
