Garden Shed. An accessory building which is one hundred twenty (120) square feet in <br />floor area or less, and for which one such shed per lot is exempted from certain <br />performance standards required of other accessory buildings as defined in Section <br />903.020.D. of the Little Canada Zoning Ordinance. Such sheds do not require the <br />application for, or issuance of, a building permit in R-1, Single Family Zoning Districts, <br />but are subject to applicable Zoning Ordinance regulations. Ones gardenshed irieetin~ <br />Grade (Adjacent Ground Elevationl. The lowest point of elevation of the finished surface <br />of the ground, paving or sidewalk within the area between the building and the property <br />line, or when the property line is more than five (5) feet from the building, between the <br />building and a line five (5) feet from the building. <br />Guest Room. A room occupied by one (1) or more guests for compensation and in which <br />no provision is made for cooking, but not including rooms in a dormitory for sleeping <br />purposes primarily. <br />H. Hardship. A situation where property in question cannot be putto a reasonable use under <br />the conditions allowed by the official controls; the plight of the landowner is due to <br />circumstances unique to his property, not created by the landowner; and the variance, if <br />granted, will not alter the essential character of the locality. Economic considerations <br />alone shall not constitute a hardship if a reasonable use for the property exists under <br />terms of the official controls. <br />Little Canada Zoning Ordinance Definitions <br />902-10 <br />Grading.
