<br />be considered to be a special exception, conditioned upon factors including, but not limited to, the <br />following: <br />(1) The accessory building or garden shed is screened from the view of the public street with <br />fencing and/or landscaping. <br />(2) The architectural appearance of the accessory building or garden shed is reasonably <br />coordinated with the principal structure. No corrugated metal siding or roofing shall be allowed. <br />(3) Placement of the accessory building or garden shed shall not detract from the appearance of <br />the streetscape and shall be consistent with the character of the neighborhood. <br />(4) The accessory building or garden shed complies with all other provisions of this section. <br />(5) The provisions of Section 921.030 (Yard Requirements) of this Ordinance are considered and <br />met. <br /> <br />The applicant complies with these standards. <br /> <br />City Code Section 903.020 (D)(4): <br />No accessory building or detached garage for a single-family dwelling shall occupy more than <br />twenty-five (25) percent of the area of the rear yard. The total floor area of a garage and other <br />accessory buildings for a single family detached dwelling shall not exceed one thousand (1,000) <br />square feet of floor area per lot, except by conditional use permit pursuant to Section 921 of this <br />Ordinance. In no instance shall the total floor area of a garage and an accessory building for a <br />single-family dwelling exceed one thousand five hundred (1,500) square feet. No Conditional Use <br />Permit shall be issued for detached accessory building or garage area of more than one thousand <br />(1,000) square feet in which the accessory building and/or garage exceeds ten (10) percent of the <br />rear yard. <br /> <br />The applicant proposes to build a 784 square foot detached garage on the south side of the <br />property. <br /> <br />Setbacks: <br />The Ordinance requires over-sized accessory structures to be set back not less than 10 feet from <br />side lot lines and 30 feet from the rear lot line. The proposed detached garage addition is located <br />behind the front line of the principal structure on south side of the property. The site plan submitted <br />shows a setback of 10 feet on the side (south) lot line and far greater than 30 feet from the rear <br />(east). Applicable setback requirements have been satisfied. <br /> <br />Lot Coverage: <br />According to the Ordinance, no Conditional Use Permit shall be issued for detached accessory <br />building or garage area of more than 1,000 square feet in which the two combined exceeds 10 <br />percent of the rear yard. The proposal is for detached garage space and the applicant has an <br />existing attached garage (640 sq ft) as part of the principal structure. The proposed garage <br />complies with this provision as it would total 0% of the rear yard, it will be located in the side <br />yard and not the rear yard. <br /> <br />Accessory Building Area: <br />The total garage and accessory building space upon a property may not exceed 1,500 square feet. <br />The proposed total attached garage area will be up to 1,424 square feet.
