P.C.R. 2020-03 Minor Subdivision, Lot Split – 145 Viking Drive E – Case #1392 <br /> <br /> <br />ACTIONS TO BE CONSIDERED <br /> <br />To approve a Minor Subdivision, Lot Split located at 145 Viking Drive E. <br /> <br />FACTS <br /> <br />• The City has received a Subdivision or Lot Line Adjustment application from Ryan <br />Sandstrom, the applicant and owner for the parcel located at 145 Viking Drive E. <br />• The applicant is requesting approval for a minor subdivision for land that was purchased <br />from Ramsey County by Ryan Sandstrom, Stephen Redlund, and Joseph Rasimas for the <br />purpose of dividing and attaching to current lots owned by said properties. They intend to <br />subdivide the vacant land and then add land to 145, 161, and 165 Viking Drive E. <br />• The properties located at 145, 161, and 165 Viking Drive E are currently utilized as single- <br />family residential use with a single-family house. <br />• The property located north of these properties at Tract 0 is a vacant parcel of land that was <br />once owned by Ramsey County. <br />• A minor subdivision lot split is a division of a single parcel, lot, or tract into two or more <br />separate parcels, lots, or tracts. <br />• The property is zoned R-1, Single Family Residential District. <br />• The applicant has submitted and met all filing requirements for review of the <br />Subdivision/Lot Line Adjustment application. <br />• The Building Official has reviewed the proposal. <br />• The proposal is consistent with the Comprehensive Plan. <br />• A Public Hearing will be held at the City Council Meeting on July 22, 2020 to open up <br />public comment. <br />• A public hearing notice letters will be sent to addresses within 350 feet of the parcel. <br /> <br />ATTACHMENTS <br />Staff Report <br />Minor Subdivision Application <br />Proposed Certificate of Survey <br />
