Mike Martin on our <br />planning staff found that the underlying land use designation for this parcel is OS, open <br />space. Being that the land use classification is what guides land development, that OS <br />designation does not allow any single dwelling development it does not allow any <br />development. <br />We are going to initiate this comprehensive land use plan amendment and will be <br />scheduling it for planning commission review on October 7, 2008. The planning <br />commission must review this matter before it can go to the city council. <br />I'm sorry for this delay. I know this project has been "in limbo" for several months. Part <br />of that is Little Canada's process and our waiting for the additional materials that were <br />provided a couple weeks ago or so. We are considering the date of the submittal of those <br />recent documents as the date the application is complete for review-timing purposes. <br />The bottom line for us is that, being that the comprehensive plan does not provide for <br />single-dwelling development, be cannot proceed with our review of the lot split until that <br />is resolved. Both requests will be forwarded together (the split and the plan change) but <br />the Plan must be amended first in order to approve the lot split. That action requires a <br />4/5's vote of approval from the council. <br />Mike Martin on our staff has been reviewing the Richie Place project and has left a <br />message for Phil. I had asked Mike to contact you today since you maybe easier to reach <br />and to follow up with a letter to Phil. I'll copy Mike on this to let him know I've given <br />you this information. <br />If you have questions, please contact Mike.
