<br />Recommendation <br />City staff is recommending denial of a second pylon sign at 3354 Rice Street, based on the following <br />findings of fact: <br /> <br />- The granting of the variance would provide the applicant with a special privilege that is thereby <br />denied by ordinance. <br />- City Staff finds that the practical difficulty threshold has not been met for the granting the <br />variance for a second pylon sign along the same roadway. <br /> <br />City staff is recommending approval of: <br /> <br />- A variance to allow wall signage on four sides of the building and a total of 400 square feet of <br />signage at 3354 Rice Street, with the following condition: <br />o The free-standing sign must comply with the provisions of Zoning Code Ch. <br />903.110.E.5.c Freestanding Signs. <br /> <br />- Allow the existing pylon sign at the southwest corner of the property to remain in place until <br />September 30, 2020 <br /> <br />Based upon the following findings of fact: <br />- That the circumstances were not a result of actions of the applicant, <br />- The property is unique in that it is a stand-alone parcel completely surrounded by street <br />frontage, <br />- The City’s Zoning Code does not address signage for properties with more than 2 street <br />frontages, <br />- The property and its access driveways will be incorporated in to a round-a-bout that could <br />cause challenges to customers finding the access points to the site. <br /> <br /> <br />Planning Commission Action on August 8, 2019 <br /> <br />Westadt moved approval of a Variance at 3354 Rice Street to allow wall signage on four sides of the <br />building with a total of 400 square feet of signage on the property, subject to the following <br />condition: <br />• The free-standing sign must comply with the provisions of Zoning Code Ch. 903.110.E.5.c <br />Freestanding Signs; <br /> <br />And allow the existing pylon sign at the southwest corner to remain until September 30, 2020. <br /> <br />Motion seconded by Kulousek. <br />Motion carried 6 – 0. <br />
