<br />E. Major Automobile Repair, provided that: <br /> <br />1. The activity of outdoor storage shall require a separate business license issued by the City <br />of Little Canada. <br /> <br />The current outdoor storage license for 53 Woodlynn Avenue is issued through June 30, <br />2020. The property owners are responsible for renewing an outdoor storage licenses. <br /> <br />2. The storage area in question occupies an area no greater than sixty (60) percent of the <br />gross square footage of the subject parcel. <br /> <br />Using Ramsey County GIS records, city staff has verified that the lot size is 78,582 square <br />feet (1.8 acres). Under the 60% provision, the outdoor storage could not exceed 47,149 <br />square feet of area. There is only approximately 27,800 square feet of area available to <br />use for outdoor storage on this parcel. <br /> <br />3. The storage area shall not occupy any portion of the yard between the front building line <br />and the adjoining public street, or the side building line and public street on a corner lot. <br /> <br />The storage area would be entirely behind the front building line. There are 1 ½ parking <br />spaces in front of the building line that should not be used as part of the storage area. <br /> <br />4. The outdoor storage is utilized solely by those tenants of the principal building. <br /> <br />Vehitech would currently be the sole tenant of the building and the outdoor storage area <br />would be utilized only by their business. If/when future tenants move in, the outdoor <br />storage requirements would be enforced. <br /> <br />5. In a multi-tenant building, if one tenant does not have a need for outdoor storage, then the <br />Property Owner may allocate additional outdoor storage area to another tenant of the <br />building only if that tenant occupies more than 25% of the building. <br /> <br />Not applicable at this time, but would be followed if this becomes a multi-tenant building. <br /> <br />6. The outdoor storage of equipment or materials, as defined by this Ordinance, must be <br />capable of moving under its own power, stored on a trailer, stored within weather-proof <br />containers, or other storage arrangements as approved by the City Council. Storage of any <br />material directly on the ground when the dimensions of such item are less than three (3) <br />feet in width, length, and height, shall be prohibited wherever the City Council determines <br />that reasonable alternatives exist consistent with this section. <br /> <br />The applicant has indicated that outdoor storage will consist of 15-20 customers vehicles <br />(that are operable) and two metal tire cages to store used tires. Vehicles that are being <br />worked on will be inside the building. There is only space for parking along the west side <br />of the property and some space in the rear, but this is limited with the need to access the <br />rear overhead doors. The applicant is aware that if this space is used for outdoor storage, <br />they are required to maintain the fire access lines as required below in item #8. <br />
