RESOLUTION NO. 2019-12-151 <br />A RESOLUTION APPROVING THE RECERTIFICATION OF DEFERRED HIA FEE <br />FOR THE FOLLOWING: <br />COUNTY NO. 532009010 <br />ADDRESS – 132 DEMONT AVENUE EAST, UNIT 139 <br />PID NO. 07-29-22-13-0184 <br />INTEREST RATE – 5.75 PERCENT <br />TERM – 5 YEARS – BEGINNING 2020 <br />AMOUNT TO BE RE-ASSESSED - $25,953.97 <br />PROPERTY OWNER: MINNESOTA PREMIER PROPERTIES, LLC <br />WHEREAS, the property referenced above had a deferred Housing Improvement Area <br />(HIA) fee; and, <br />WHEREAS, the unit was in foreclosure and a Certificate of Redemption dated December <br />9, 2019 that was issued by the Ramsey County Sheriff’s Department was submitted to the City of <br />Little Canada on December 16, 2019, and said buyer has agreed to assume the deferred HIA fee; <br />and, <br />WHEREAS, the deferred HIA fee has not been paid to the City of Little Canada, so the <br />City is re-assessing the deferred HIA fee beginning in 2020. <br />NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF <br />LITTLE CANADA, MINNESOTA: <br />1.Such proposed HIA fee assessment, a copy of which is attached hereto and made a part <br />hereof, is hereby accepted and shall constitute the special assessment against the lands named <br />therein, and each tract of land therein included is hereby found to be benefited by the proposed <br />improvement in the amount of the fee assessment levied against it. <br />2.Such fee assessment shall be payable in annual installments extending over a period of <br />five years, the first of the installments to be payable on or before the first Monday in January, <br />2020 and shall bear installment at the rate of 5.75 percent per annum from the date of the <br />adoption of this fee assessment resolution. To each subsequent installment when due shall be <br />added interest for one year on all unpaid installments. <br />3.The owner of any property so assessed may at any time prior to certification of the fee <br />assessment to the County Auditor, pay the whole of the fee assessment on such property, with <br />interest accrued to the date of payment, to the City Treasurer, except that no interest shall be <br />charged if the entire fee assessment is paid within 30 days from the adoption of this resolution.
