<br /> <br /> STAFF REPORT <br /> <br /> <br /> <br />TO: Mayor Keis and Members of City Council <br />FROM: Corrin Wendell, AICP, Community Development Director <br />DATE: April 22, 2020 <br />RE: P.C.R. 2020-01 Conditional Use Permit – 2901 Condit Drive <br /> <br /> <br />ACTION REQUESTED: <br />Motion to approve a Conditional Use Permit to allow a detached garage area of approximately up <br />to 1,400 square feet in size located at 2901 Condit Drive, PID 062922130009. <br /> <br />FACTS <br /> <br />• The City has received a Conditional Use Permit application from John Grant, the applicant <br />and owner for the parcel located at 2901 Condit Drive. <br />• The applicant is requesting approval for a detached garage that exceeds 1,000 square feet <br />under Section 903.020 (D)(4). <br />• The applicant proposes to remove the existing 24 ft x 36 ft garage and build a new 28 ft x <br />50 ft size garage in the same location that is 1400 square feet. The Zoning Code allows <br />single family properties to have a detached garage that exceed 1,000 square feet as a <br />Conditional Use. <br />• The property is zoned R-1, Single Family Residential District. <br />• The applicant has submitted all filing requirements for review of the Conditional Use <br />Permit application. <br />• The Building Official has reviewed the proposal. <br />• A Public Hearing will be held at the City Council Meeting on April 22, 2020 to open up <br />public comment. <br />• A public hearing notice letters were sent to addresses within 350 feet of the parcel on March <br />27, 2020. <br />• The Planning Commission at its April 9th meeting recommended approval with conditions. <br /> <br /> <br /> <br />
