A-4 <br />THE 2020 PROJECT <br />General <br />Town Center. The town center, will be approximately 13,550 square feet, which will include a dining room <br />with adjoining fellowship hall, library, wellness fitness center, lap and warm water pool, club room, hearth room, 1 <br />½ story feature lobby with fireplace and a small office suite. <br />Independent Living. The independent living apartments will have an enhanced package of finishes to <br />reflect the environment of a market rate community in Roseville, Minnesota The independent living apartments <br />will include one bedroom and two-bedroom apartments in various floorplans. Each will include a patio or deck. <br />Some apartments will also include dens and/or sunrooms. Independent living apartments will also feature solid <br />surface countertops, stainless steel or slate appliance finishes, custom kitchen islands, full size washer and dryers, <br />with the largest apartments also having a gas fireplace. The apartment homes offer varying square footages and are <br />designed to meet demand for homes for this market segment. <br />A rendering of the Project entrance is set forth below: <br />[insert rendering of the Project] <br />Examples of the floor plans are set forth below: <br />[insert floor plans] <br />The building is designed to provide residents with a view of the large greenscape and neighboring parkland <br />as well as views of the courtyard, walking path, bocce court, patio seating and dining terrace. <br />Below is a preliminary floor plan of the town center. <br />[insert floor plan of town center] <br />The building wings housing the independent living apartments are three stories with ______ heated <br />underground parking spaces. The town center connecting the transitional care units to the independent living <br />apartments is one story with a 1½ story feature lobby with a view through to the backyard terrace. Resident storage <br />areas are available on each floor near the elevators. <br />All independent living apartments have their own washer and dryer. Kitchens in the independent living <br />apartments feature a self-cleaning electric oven, a frost-free refrigerator, a dishwasher, and an over-the-range <br />microwave. Each apartment also contains a ceiling fan/light combo in the master bedroom. Telephone service, <br />internet access, cable TV, all other utility services, and continental breakfast 7 days a week are included in the basic <br />monthly fee. Residents may purchase additional meals in the town center dining venues. Housekeeping and home <br />maintenance services and scheduled group transportation to local shopping on a PHS-operated van are also available <br />at additional cost. All residents will have the opportunity to participate in social activities at the Campus, such as <br />crafts, card games, book clubs, “lunch & learn”, bible study, and other types of common interest group meetings. <br />Residents will have the option to rent underground parking stalls for $75 per month and storage lockers for <br />$25 per month. Several electric car-charging bays will be available.
