Introduction 16 <br />Commercial Land Site - SWC of Middle Street and Market Place Drive <br /> <br />Scope of Work <br />Extent to Which the Property is Identified <br /> Physical characteristics <br /> Legal characteristics <br /> Economic characteristics <br /> <br /> <br />Property Identification <br />The property analyzed herein consists of a 0.62-acre land parcel located at the southwest corner <br />of Market Place Drive and Middle Street in the westerly portion of Little Canada (Ramsey County <br />Tax PID#’s: 06-29-22-32-0097). The site is generally rectangular in shape and will have a shared <br />access along Market Place Drive on the north side, along with access to either Middle Street on <br />the east side, or Millstone Road on the south side. The property is zoned PUD, Planned Unit <br />Development, by the City of Little Canada. <br />Extent to Which the Property is Inspected <br />NKF inspected the subject property on June 5, 2020 as per the defined scope of work.
