Land and Site Analysis 38 <br />Commercial Land Site - SWC of Middle Street and Market Place Drive <br />Easements, Encroachments and Restrictions <br />We were not provided a current title report to review. It is likely that typical easements such as <br />utility and drainage easements impact the property. These are typical for the highest and best <br />use of the site and are not considered detrimental to value. <br />Environmental Issues <br />No environmental reports were received or reviewed on this property for the current assignment. <br />No environmental issues were observed or reported. NKF is not qualified to detect the existence <br />of potentially hazardous issues such as soil contaminants, the presence of abandoned <br />underground tanks, or other below-ground sources of potential site contamination. The existence <br />of such substances may affect the value of the property. Therefore, we have specifically assumed <br />that any hazardous materials that would cause a loss in value do not affect the subject. <br />Conclusion <br />The subject property is a rectangular shaped land parcel located at the southwest corner of <br />Market Place Drive and Middle Street, just east of Rice Street in a commercial area of westerly <br />Little Canada. <br /> The property has an interior commercial location, east of Rice Street.
