<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />STAFF REPORT <br />TO: Mayor Keis and Members of City Council <br />FROM: Corrin Wendell, AICP, Community Development Director <br />DATE: November 18, 2020 <br />RE: Case #1394 Minor Subdivision, Lot Line Adjustment- 236 Twin Lake Blvd & 3355 <br />Twin Lake Court <br /> <br />ACTIONS TO BE CONSIDERED <br /> <br />Motion to approve a Minor Subdivision, Lot Line Adjustment located at 236 Twin Lake Blvd & <br />3355 Twin Lake Court. <br /> <br />FACTS <br /> <br />• The City has received a Subdivision or Lot Line Adjustment application from Paul Angeli, <br />the applicant and owner for the parcel located at 3355 Twin Lake Court. <br />• The applicant is requesting approval for a minor subdivision for land that will adjust the <br />shared lot line with no new lots created. <br />• The properties located at 236 Twin Lake Blvd & 3355 Twin Lake Court are currently <br />utilized as single-family residential use with single-family homes. <br />• A minor subdivision lot split is a division of a single parcel, lot, or tract into two or more <br />separate parcels, lots, or tracts. <br />• The properties are zoned R-1, Single Family Residential District. <br />• The applicant has submitted and met all filing requirements for review of the <br />Subdivision/Lot Line Adjustment application. <br />• The Building Official has reviewed the proposal. <br />• The proposal is consistent with the Comprehensive Plan. <br />• A Public Hearing will be held at the City Council Meeting on November 18, 2020 to open <br />up for public comment. <br />• Public hearing notice letters were sent to addresses within 350 feet of the parcel on <br />September 1, 2020 as well as to the Pioneer Press for publication. <br />• The Planning Commission at its November 12th meeting unanimously recommended <br />approval. <br /> <br />ATTACHMENTS <br />Staff Report <br />Minor Subdivision Application <br />Proposed Certificate of Survey
