R&S Automotive <br />38 W. Woodlynn Ave. <br />Little Canada, MN 55117 <br />In 1972 we purchased our land on a contract for deed with a $1,000.00 <br />down payment. We constructed the building ourselves and started growing our <br />business. Since that time we have put an addition on our building about every <br />four (4) years to accommodate the growth in our business until approximately <br />1998. <br />In 1978 the 1.75 acre lot behind our property became available and we <br />purchased the additional lot. At the time of purchase there was a "no build <br />clause" on the property. We established a salvage yard from 1978 to 1989 to <br />cover the cost of the newly purchased property. <br />In 1989 we downsized the salvage yard to a smaller scale and rented lot <br />space to Mueller Pineline from 1989 to 1994 when their business grew larger <br />than the lot space we had available. We then rented to Quality Restoration <br />Service from 1994 to 2005 when their business also grew larger than the lot <br />space we had available. Figg Masonry has rented lot space on the additional <br />1.75 acres purchased in 1978 for over 30 years and prior to that they rented lot <br />space from us for six (6) years on our original property purchased in 1972. Figg <br />Masonry is still renting lot space on the 1.75 acre to this day. Beginning in 2003 <br />to the present we are renting lot space to Lonny's Antiques. From 2005 to the <br />present we are renting lot space to Dubya Underground. For the past year we <br />have also been renting semi-tractor parking to an individual as well. Since the <br />purchase of the additional 1:75 acre lot in 1978 to the present the rental income <br />received is approximately 25 percent of the income for our business. <br />We attended all of the Little Canada meetings regarding the rental <br />property issue. The City of Little Canada wants us to put buildings on our <br />property but with the neighborhood we are in and today's economy that would be <br />1 <br />
