The storage area shall not occupy any portion of the yard between the <br />front building line and the adjoining public sheet, or the side building line <br />and public street on a comer lot. The CUP issued hz 1999 allowed for <br />storage to occm• up to the 40 foot front yard setback on the east arxd west <br />side yard, staff recontntends continuing to allow due to limited rear yard <br />area on this site. <br />4. The storage is utilized solely by those tenants of the principal building in <br />an amount proportionate to each tenant's occupancy of said principal <br />building. Orzly tenants of the building are identified as potential users of <br />the outdoor storage areas. <br />5. The outdoor storage of equipment or materials, as defined by this <br />Ordinance, must be capable of moving under its own power, stored on a <br />trailer, stored within weather-proof containers, or other storage <br />arrangements as approved by the City Council. Storage of any material <br />directly on the ground when the dimensions of such item are less than <br />three (3) feet in width, length, and height, shall be prohibited wherever <br />the City Council determines that reasonable alternatives exist consistent <br />with this section. The applicant is proposing to add three storage <br />containers to the rear yard of the property. These containers are <br />consistent with the code requirements. The applicant should confirm <br />that storage of parts for the auto repair shop will riot be placed directly <br />on the ground xuxd will comply with code requirements. <br />6. When storage or shipping containers are utilized, the following regulations <br />shall apply: The applicant does not indicate the size of the storage <br />containers or what materials would be stored within them. The <br />applicant should confirm the size and no storage of hazardous materials. <br />The number of containers does comply with code requirements. The <br />Fire Marshal confirmed that the storage container proposed on the <br />western corner of the building would not be allowed due to the need to <br />maintain access to the fire connection. If the applicant wishes to <br />reconfigure the site plan to show the tkird corztairzer on the east side <br />yard storage area, the container would be allowed. Based on <br />measurements of the site, city staff does not believe there is another <br />possible option on the site for the third container due to maintaining the <br />fire access. As for the other two containers, subject to a final <br />determination as to size (containers cannot encroach onto another <br />property) and materials stored inside the Fire Marshal approves of their <br />placement. <br />i. Containers shall be those manufactured expressly for the purpose of <br />storing and/or shipping materials. <br />ii. No container, for the propose of this ordinance, shall be greater than <br />40 feet in length. <br />
