<br />MEMORANDUM <br /> <br />Date: Wednesday, May 26, 2021 <br /> <br />To: Mayor Keis and City Council members <br />From: Corrin Wendell, AICP, Community Development Director <br />CC: Chris Heineman, City Administrator <br />Re: Minor Subdivision, Lot Split located at 817 Keller Parkway, PID 05-29-22941-0004 <br /> <br />BACKGROUND <br /> <br />Mayor Keis and City Council Members: <br /> <br />The City Council is asked to consider a Minor Subdivision for 817 Keller Parkway, within the R- <br />1, Single Family Residential District. <br /> <br />Proposal: <br />The City has received a Minor Subdivision application from Justin and Emily Nicol, the applicant <br />from 2828 Keller Parkway for the parcel located at 817 Keller Parkway. <br /> <br />The applicant is requesting approval for a minor subdivision of the parcel to split the lakeside <br />parcel along Lake Gervais to have access to the shoreline. <br /> <br />Current Use of Property: <br />The property currently has one single-family home located on it on the northside of Keller <br />Parkway. <br /> <br />Applicant: <br />Justin and Emily Nicol, 2828 Keller Parkway, Maplewood, MN 55109. <br /> <br />Owner: <br />Mickeli and Allison Bedore, 817 Keller Parkway, Little Canada, MN 55117. <br /> <br />Address/Location: <br />817 Keller Parkway <br />The property is located south of I-694 and east of Hwy I-35E within the Little Canada city limits. <br /> <br />Property Legal Description: <br />PID 05-29-22941-0004.
